What is an EICR, and why do I need one?

An EICR stands for Electrical Installation Condition Report. It is a formal document that confirms the electrical installations (fixed wiring, sockets, lights, etc.) in a property are safe for continued use.

For Landlords: EICRs are legally mandatory every five years (or at change of tenancy) for all rental properties in England and Scotland.

For Businesses: Regular EICR checks (Fixed Wire Testing) are required under the Electricity at Work Regulations 1989 to ensure staff and customers are safe and that you comply with insurance requirements.

The frequency of testing depends on the type of property:

A qualified Vox Securities electrician will visually inspect the installation and then carry out a series of tests on the fixed wiring, including the consumer unit, sockets, switches, and lighting circuits. This involves:

  1. Visual Inspection: Checking for signs of damage, wear, or non-compliance.
  2. Dead Testing: Ensuring continuity and insulation resistance.
  3. Live Testing: Checking earth fault loop impedance and RCD trip times to ensure safety devices work correctly.

The process is non-invasive and aims to cause minimal disruption. We provide a detailed report with observations categorized (C1: Danger, C2: Potential Danger, C3: Improvement Recommended).

If the report highlights observations rated C1 (Danger) or C2 (Potential Danger), your installation is considered unsatisfactory. We will immediately inform you of the urgent safety issues (C1) that need fixing right away.

We will provide a competitive quote for all necessary remedial work to bring the installation up to standard. Once the work is complete, we issue the final satisfactory certificate.
